LPA Member regulations and requirements

  1. All members shall abide by LPA rules herein stated. Rules shall be expanded or amended by simple majority vote at annual meeting or extraordinary meeting called for the purpose.
  2. The LPA Ethics and Grievances Committee shall monitor these rules and mediate when disputes occur between members.
  3. Members must belong to a professional organisation, such as the Professional Order Of Estate Agents, GIPE, API, NAEA, MICS or similar.
  4. Membership cannot be denied on grounds of competition with existing members.
  5. New members must be sponsored by at least three existing members.
  6. Members must have a minimum of five years’ working experience as real estate agents on the Costa del Sol.
  7. Members must have no criminal record.
  8. Members must have all their residential properties on a property database that can be linked to the LPA web-site, with a minimum of one hundred properties for sale. New developments and blocks of plots will count as one property only. If a new member’s database differs technically from the others, the cost of linking this database to the LPA web-site is to be paid by that member.
  9. Members must keep their staff fully informed of LPA rules and be responsible for their staff’s professional behaviour.
  10. All members must make 100 per cent of their residential listings available to other members.
  11. Members must respect the agreed commission rates with their clients and not deal on a “net receipt” basis.
  12. Members must respect a colleague’s listing, once they have seen it, for a minimum period of three months after the viewing, even if the vendor has subsequently approached the member directly.
  13. In the event that an LPA member, family member or member of staff wishes to purchase a property from their own listing, such member shall respect international norms of transparency and avoidance of conflict of interest. The vendor shall be informed in writing of the situation when an offer is made.
  14. Members must display the LPA logo on their letter headings, visiting cards, detail sheets, and advertising.
  15. No member shall be allowed to use or display the LPA logo if membership has lapsed.
